Both are real answers and the frame decides which. Loose or rotten boards on sound pilings are a repair. Pilings that have rotted at the waterline or a frame that moves underfoot are a rebuild, and past a point that is cheaper than patching. Grain & Co. looks under the boards before quoting either.
